Takoma Traffic Study
The intersections being evaluated for the Takoma traffic analysis are shown on the attached map. The traffic counts will be conducted at these intersections the week of September 9th on Tuesday, Wednesday and Thursday. The traffic analysis will evaluate the impact of the current EYA development concept and parking program on the roadway network and will be completed by mid-October. Decisions on whether to evaluate the traffic impact of a revised development plan (changes in the number of units and/or number of parking spaces) would be made after reviewing the traffic impacts for the current plan.
The only confirmed date from the items you have listed is a presentation of the Takoma Joint Development Agreement action item to the WMATA Board PPDRE Committee. That presentation to the Committee will take place next Thursday, September 12th at 1pm. Should the Committee vote to approve the item, it will then advance to the full WMATA Board who will then vote on the action on Thursday, October 24th. If the Committee votes its approval next week, we will identify a tentative date for the Compact Public Hearing. That tentative date won't become a confirmed date until the full WMATA Board has approved the action on October 24th.
Dates for subsequent actions will all depend upon that date for the Compact Public Hearing, however, below are my very rough estimates for these milestones:
September 12 - Presentation of Takoma action to PPDRE Committee, including status update on traffic study
Early October - Present final traffic study
October 24 - WMATA Board Approval of Takoma Action
Late October (assuming Board Approval) - Advertise Compact Public Hearing and distribute review materials to the public
Early December - Conduct the Compact Public Hearing and provide additional public comment period
Mid- to Late December - Prepare draft public hearing report and obtain internal WMATA approval to circulate
Early to Mid-January - Receive public comment on draft public hearing report
Late January - Complete Final public hearing report along with MEAD for March PPDRE
Early March - Present final Compact Public Hearing report to WMATA Board PPDRE Committee for approval
Late March - Approval of Compact Public Hearing report by Full WMATA Board
April and thereafter - Developer PUD process begins
Project Information / Website
The project website exists, but it still contains outdated information from the previous development plan/program. We do plan to house project information on this WMATA site, but there has been no new information produced since the presentations that were given to the community in July. In advance of the website going live, we will continue to forward information such as the responses provided in this email to yourselves for dissemination to your constituents.
Design and Architectural Model
There have been no design changes since the July community presentations. The next point at which any such changes would occur would be if, as a result of the Compact Public Hearing outcome, there is a need to adjust the project to accommodate changes in transit facility requirements. After that point, the next stage for refinements and adjustments to the project design would occur as part of the PUD process. The developer has not indicated any intention to construction a physical model of the project and we have not made such a request. As part of the PUD process they will, however, be creating additional electronic models and renderings to better depict the architectural characteristics of the proposed building and the site.
